NUTS! that was it.
for the record:

7800 COM3 header is:
5  4 3 2 1
10 9 8 7 6

My breakout board was following the "normal" convention.
I should have figured... using the com port convention would allow you to use a 
"standard" cable...

3 hours wasted!
