Stan,

Mystery Bird 12 is a White-eyed Vireo. I don't think it is a Blue-gray
Gnatcatcher, and it certainly is not a Yellow-breasted Chat.

Here is an example of a White-eyed Vireo song, recorded in Manchester State
Forest, Sumter County, South Carolina in March, 2002:

I think you will find a lot of similarities to your Mysery Bird 12.
